A Snagging Checklist is a list of defects found during an inspection of a new build home. While these properties should be flawless, rushed builds or poor workmanship can leave buyers with hidden issues.

Although not mandatory, it’s strongly recommended as it can highlight anything from minor cosmetic faults to serious structural problems. Considering the relatively small cost of a snagging survey compared to the price of a new build, it’s a worthwhile step to protect your investment.

Paintwork

Has the decor been finished to a high standard?

Are there any unsightly paint runs?

Were the painted areas prepped before the paint was applied?

Is the fuse box fitted correctly and fully labelled?

Are carbon monoxide alarms present and in working order?

Are fire alarms fitted and working?

Is there an electrical safety test certificate? Has it been completed correctly?

Heating

Does the heating work throughout the home?

Are radiators fitted correctly? Do they work as they should?

Is there a gas safety certificate? Has it been completed sufficiently?

Is the boiler adequately fitted?

Are the relevant user manuals available?

Is the heating thermostat fitted correctly and easily accessible?

Plumbing

Do the taps work as they should?

Does the shower work?
