There are four main types of home surveys:
Snagging Surveys are perfect if you're purchasing a new build home and want to find out whether there are any snags with the property.
A RICS Level 1 Home Survey is ideal if you're purchasing a home that is less than 5 years old and in good overall condition.
The RICS Level 2 Home Survey is the most common survey type and is best suited for properties in a reasonable condition. This is called a Home Report in Scotland.
The RICS Level 3 Home Survey is the most extensive option and is ideal for older or unconventional homes over 50 years old that are showing signs of wear.

What Happens After a Survey on a House?

A RICS Valuation Report includes a professional assessment of the property's market value, based on a brief inspection, local market data, and recent comparable sales. It’s conducted by a RICS-registered valuer and used for purposes like Shared Ownership, probate, or buying a home. While not a survey, it helps confirm the property's worth, supports price negotiations and is more detailed than a basic lender valuation.
A Snagging Survey includes a detailed list of defects that fall short of warranty standards, from structural issues to cosmetic snags like poor paintwork or loose fittings. The report is shared with the developer to ensure all problems are fixed before you move in, at no extra cost to you.
